A property developer website in Yerevan has a harder job than most business sites: it sells something that may still be a construction pit. Buyers commit large sums based on renders, floor plans and trust in the developer. The site must give them enough facts to take the next step: a call, a video tour or a visit to the sales office.
This is different from an agency site. An agency lists many properties from many sellers; our real estate agency website checklist covers that case. A developer sells units in its own projects, and the structure follows the building.
Core blocks of a project site
- Project overview. Name, location, number of floors and units, completion date, key features. One screen.
- Location. Map, district, distance to metro, schools, parks, the center. Yerevan buyers care about the specific street and view.
- Apartments. Availability by floor and section, with filters.
- Floor plans. Every layout with area, rooms, balcony or terrace, price or price per square meter.
- Construction progress. Monthly photos or video with dates.
- Payment options. Installments, mortgage partners, discounts for full payment.
- Developer. Completed projects, permits and documents, the company behind the project.
- Sales office. Address, hours, a booking form for a visit.
Availability: the heart of the site
Buyers want to see what is still free. The most common format is an apartment "chessboard": floors as rows, units as columns, colored by status.
| Status | Color | What the buyer can do |
|---|---|---|
| Available | Green | Open the layout and send a request |
| Reserved | Yellow | Join the waitlist for this unit |
| Sold | Grey | See similar available units |
Filters help: number of rooms, area, floor, price range, view. Apartment search with filters starts at $400 at Kinto.
Availability must stay current. If buyers ask about a unit that sold a month ago, trust drops. Connect the chessboard to the table or CRM your sales team already uses, or give them an admin panel to change statuses.
Prices and payment plans
Developers often hesitate to show prices. A balanced approach:
- price per square meter by floor or section;
- "from" price per layout type;
- clear text on installment terms: down payment and number of months;
- mortgage partner banks, if you have agreements.
A calculator that shows the monthly installment for a chosen unit is helpful; see price calculator on a website for how such tools work.
Construction progress builds trust
For off-plan projects, a progress page is often the most visited page after the apartments. Post photos or short videos each month with the date and stage: foundation, frame, facade, finishing. Buyers share these links with family before deciding.
Diaspora and foreign buyers
Some buyers of new apartments in Yerevan live abroad, in the diaspora or are foreign investors. They usually:
- browse in English or Russian;
- prefer WhatsApp or Telegram to phone calls;
- ask for video tours of the site and the show apartment;
- need to understand the buying process and documents for non-residents.
A page "Buying from abroad" with the process step by step, plus a video call booking, serves them well.
Leads to the sales team
Every request should arrive in the sales team's Telegram chat with the unit number, layout, price and the buyer's contact and language. If a buyer asked about apartment 7-B on the 12th floor, the manager should see that, not "a request from the site". The same approach works for agencies with a real estate Telegram bot, which can also send new units and price updates to subscribers.

| One large flagship project | Its own site or dedicated domain section |
| Several projects at once | Main developer site plus a page per project |
| Completed projects | Keep them as a portfolio with photos |
| Ads per project | A fast landing page for each campaign |
