A short-term apartment rentals website in Yerevan that brings direct bookings

A short-term apartment rentals website in Yerevan lets repeat guests and Instagram followers book directly instead of through platforms that take a commission. It needs a page per apartment, clear nightly prices, a booking request that goes to Telegram and check-in information in English, Russian and Armenian. At Kinto a one-page site costs $700 and a site for several apartments costs $1,800.

A short-term apartment rentals website in Yerevan is not a replacement for booking platforms. It is a place where your returning guests, their friends and your Instagram followers can book you directly. For a host with three apartments in Kentron, every direct booking is a booking without a platform commission and a guest whose contact stays with you.

This article is about the website. If you only need a booking assistant in Telegram, see our guide to a Telegram bot for short-term rentals.

Who books directly

Direct bookings rarely come from strangers. They come from:

  • guests who stayed before and come back for work or family visits;
  • diaspora families booking for relatives coming for a wedding or summer;
  • relocated specialists who need a month or two before signing a long lease;
  • people who saw your apartment on Instagram or in a Telegram channel.

These people already trust you a little. The site has to confirm that trust and make booking easy, not convince a stranger from zero.

Platform listing or your own site

Booking platform Your own site
New guests Many Few, mostly from your channels
Commission Yes No
Guest contact Often hidden until booking Yours from the first message
Rules and cancellations Platform decides You decide
Reviews Built in You need to show them yourself
Cost Commission per booking One-time build plus hosting

The healthy setup for most hosts is both: platforms for discovery, the site for everything else.

The apartment page

Each apartment gets its own page. Guests compare apartments the same way they compare hotel rooms, so keep the structure identical:

  1. Photos first. Living room, bedroom, kitchen, bathroom, view, entrance. Daylight, no filters.
  2. Location in plain words. "7 minutes on foot to Republic Square", "next to Cascade", not only the street name.
  3. Price per night in dram with a reference price in dollars, plus the minimum stay.
  4. What is included. Air conditioning, heating, washing machine, workspace, Wi-Fi speed if you know it.
  5. House rules. Check-in and check-out time, smoking, pets, parties, quiet hours.
  6. Booking button. "Request dates" that opens a short form or Telegram.

A map with directions on every page saves you the "how do I find the entrance" call at 23:00.

The booking request

Ask only what you need to confirm: dates, number of guests, name, and how to reach the guest (Telegram, WhatsApp or phone). The request arrives in your Telegram immediately. You confirm, and then send payment details or a payment link.

If you want guests to pay a deposit on the site itself, online payment is a separate module. Cards and Idram are both common in Armenia.

Seasons in Yerevan

Demand moves through the year: summer brings tourists and diaspora visits, the New Year holidays bring a short peak, and autumn and spring are calmer. Your site helps you manage this:

  • show seasonal prices clearly, not as a surprise after the request;
  • add a short "long stays" section for the quiet months, with a monthly price for relocants and remote workers;
  • keep one page in English, Russian and Armenian, because guests search in their own language.

Trust without platform reviews

On your own site there is no automatic rating. Replace it with things a guest can check:

  • real photos, including the building and the entrance;
  • your name and a photo of you or the manager;
  • a short "how check-in works" section with self check-in or meeting details;
  • a link to your Google Business Profile or platform profile where real reviews are visible.

Do not copy reviews from platforms without permission, and never write them yourself.

After the guest books

The website is where the booking starts, but the guest experience continues in messages. Prepare a short set of texts once and reuse them:

  • Confirmation: dates, total price, what is included, how and when to pay.
  • The day before arrival: address, how to get there from Zvartnots airport (taxi apps like Yandex Go work well in Yerevan), check-in time, your contact.
  • Arrival day: door or key box code, Wi-Fi, where to find towels, how heating or air conditioning works.
  • After check-out: thanks, a link to leave a review, and an invitation to book directly next time.

These messages can be sent by hand from templates or automatically by a bot. Either way, put the same information on a hidden "guest info" page on your site, so you can share one link instead of six messages.

Pages that match real searches

Guests rarely search for your brand. They search "apartment for rent Yerevan daily", "квартира посуточно Ереван", "apartment near Cascade" or "monthly rental Yerevan". A page per apartment with its district in the heading, plus a separate page for long stays, matches these searches much better than one page with everything. Write each page in plain words a guest would use, not in listing jargon.

Several apartments or an agency

If you manage apartments for owners, the site becomes a small catalog: filter by district, number of guests and price. Each request shows which apartment it is for and can go to the person responsible. This is close to a real estate agency website, only with nights instead of months. Our real estate website page shows the larger setup.

Do I still need booking platforms if I have my own site?

For most hosts, yes. Platforms bring new guests. Your own site is for repeat guests, referrals and people who find you through Instagram, Telegram or Google.

Should the site show a live availability calendar?

Only if you keep it updated. A calendar that shows free dates that are actually booked does more harm than a simple booking request form.

Which currency should prices be shown in?

Show the price in dram and a reference price in dollars. Many guests are foreign and think in dollars or euros, while local payment is in dram.

How much does a website for short-term rentals cost?

At Kinto a one-page site for one or two apartments costs $700 (about 6 days). A multi-page site with a page per apartment costs $1,800 (about 12 days). Online prepayment adds $600.

Can guests pay a deposit on the site?

Yes, with an online payment integration. Without it, the site collects the request and you send payment details after confirming.
