Hotel website in Yerevan: how a small hotel gets direct bookings

A hotel website in Yerevan should make one thing easy: booking a specific room for specific dates without a platform in the middle. Small hotels usually start with a request form that goes to Telegram and move to a booking engine when they have many rooms. At Kinto a multi-page hotel site costs $1,800 (about 12 days) and extra language versions cost $600.

A hotel website in Yerevan competes with the booking platforms where the same hotel is listed. A guest who already found you on a platform will open your site to check one thing: is it easier or cheaper to book directly? If the site has no prices, no room details and no quick way to book, the answer is no, and the guest goes back to the platform.

This guide is for small and mid-size hotels, boutique hotels and aparthotels in Yerevan. If your property is a family guest house or a hostel, the priorities are a bit different.

The main decision: request form or booking engine

Booking request form Booking engine
How it works Guest sends dates and room type, front desk confirms Guest sees free rooms and books instantly
Good for Up to about 10 rooms, personal service Many rooms, high season traffic
What you must keep updated Nothing extra Availability and rates every day
Risk Slow reply loses the guest Overbooking if availability is wrong
Typical setup Request goes to Telegram in seconds Widget from your channel manager or booking system

A request form is not old-fashioned if the reply is fast. A guest who gets "Yes, the deluxe room is free for 12-15 May, 45,000 dram per night with breakfast" within ten minutes is often happier than one fighting with a calendar widget on a phone.

Pages the site needs

  1. Home: location in one line ("5 minutes on foot from Republic Square"), a photo that shows the actual building or best room, the booking button.
  2. Room pages: one per room type, with photos, size, beds, view, bathroom, and "from" price.
  3. Location: map, distance to sights, how to get from Zvartnots airport, parking.
  4. Services: breakfast, airport transfer, laundry, tours, meeting room.
  5. Contacts and booking: form, Telegram, WhatsApp, phone with country code.
  6. Policies: check-in time, cancellation, children, pets, payment methods.

You can see a working structure in our hotel website demo.

Prices in two currencies

Guests from abroad think in dollars or euros. Local payments are in dram. Show room prices in dram with an approximate dollar price next to it, and say clearly whether breakfast and taxes are included. If prices change by season, write "from" and the season, instead of hiding prices entirely.

Languages that match your guests

Most small hotels in Yerevan host a mix of tourists from Europe and the Middle East, visitors from Russia, diaspora families and business travellers. English and Russian versions cover most of them, and an Armenian version helps with local corporate bookings and search. Each language version should be a real page with its own address, not a browser translation button, so it can rank in search. Details in our guide to a multilingual website in Armenia.

Speed matters for travellers

Many guests open your site from a phone on roaming or on airport Wi-Fi. Heavy photo sliders and autoplay videos make the page slow, and a slow page loses bookings. Compress photos, load galleries only when the guest scrolls to them, and keep the booking button visible without waiting for anything to load.

Where direct guests come from

Your site rarely gets traffic by itself. Plan the channels:

  • Google Maps. A complete Google Business Profile with a link to your site is often the biggest source.
  • Returning guests. Give them a reason to book directly: late check-out, a free transfer or breakfast included.
  • Corporate clients. A simple page with a corporate rate request form.
  • Instagram and Telegram. Every post should point to the booking page, not the home page.

Speed of reply

Whatever you choose, the request must reach someone who can answer. Requests from the site arrive in the front desk's Telegram group with the room type, dates, guests and contact. A Telegram bot for a hotel can also send directions, check-in info and a reminder the day before arrival.

What it costs at Kinto

Item Price Time
Multi-page hotel site with room pages $1,800 about 12 days
One-page site for a small boutique hotel $700 about 6 days
Online prepayment $600
Extra language versions $600
Telegram bot for bookings and guest info $500
Support, 6 months $900

The price is fixed in the contract before work starts, and the domain is registered to the hotel. Read more about our website development process, or send us your room types and photos on Telegram at @kinto_am.

Photos that sell rooms

Hotel photos are the part guests look at longest. Shoot every room type in daylight, from the door and from the window, so guests understand the size. Add the bathroom, the breakfast area, the view and the street entrance. Avoid photos of the lobby flowers and empty corridors; nobody books because of them. Name image files and write short descriptions, for example "Deluxe double room with balcony, Kentron", which also helps image search.

Seasonality and offers

Yerevan has a strong summer season, a short New Year peak and quieter months in between. A page for current offers lets you react: a long-stay price in February, a package with a transfer and a wine tour in October, a corporate rate for conferences. Keep offers dated and remove them when they expire, so guests never see an old price.

Before launch: a quick check

  • Book a room on your own site from a phone, in every language.
  • Make sure the request reaches the front desk and someone answers it.
  • Open the site on mobile data, not office Wi-Fi.
  • Check that prices on the site match prices you quote by phone.
Does a small hotel need a booking engine?

Not always. With up to about ten rooms, a booking request that reaches the front desk in Telegram within seconds works well. A booking engine pays off when you have many rooms and staff who keep availability updated.

Which languages should a hotel website in Yerevan have?

English is the minimum for foreign guests. Russian covers a large share of visitors and relocants, and Armenian helps with local corporate clients and diaspora searches.

Should we show prices on the website?

Yes, at least 'from' prices per room type. Guests who see no price leave for a platform where they can see one.

How much does a hotel website cost at Kinto?

A multi-page site with room pages costs $1,800 and takes about 12 days. Online prepayment adds $600, extra languages $600, and a Telegram booking bot $500.

Can the website connect to our channel manager?

It depends on the system you use. Many channel managers offer a booking widget that can be placed on the site. We check this before quoting.
